Client // Riverlee Australia Pty Ltd
Architect // Fender Katsalidis Architects
Project Value // AU$55M

Location // 108 Flinders St, Melbourne VIC

Located at the eastern end of Flinders Street, this development takes advantage of views overlooking the Yarra, surrounding parklands and down to Federation Square.

108 Flinders encompasses a new 12 level apartment tower rising above five basement levels. Comprising 189 apartments, internal courtyard and trafficable suspended water features, 2 restaurants accessible from ACDC Lane, retail, gymnasium, residents lounge and timber-decked rooftop terrace. Constructed from glass, concrete and steel, the development features a stainless steel canopy wrapping the building and framing the façade.

Basement retention takes advantage of leading edge design principals incorporating both traditional soldier retaining walls for 1 basement and basic sprayed retention to the lower 4 basements. This method of construction was both cost effective and construction efficient, taking advantage of the sub-soil conditions to great advantage. This was of particular note due to the close proximity of adjacent building’s foundations.
