The project is a 70 storey residential tower on a 1000m2 site at the corner of Elizabeth and Franklin Streets in central Melbourne. It will contain 600 apartments and includes an automated car parking system. Communal Facilities include a pool and gymnasium.

Key structural features:

• Central reinforced concrete core with outrigger walls at discrete levels tying perimeter columns into stability system.
• Fully post-tensioned flat slabs to all typical floor levels.
• Undulating façade requires changes to structural floor slabs at every level.
• Optimised column layout co-ordinated with architect to remove transfer structures.
• Large diameter bored pier foundations founded in rock.
• Tuned liquid column dampers on the roof to reduce building movement.

A close working relationship with the architect, Elenberg Fraser, enabled the structure to be optimised during the schematic design phase. A key factor to the efficiency of the core was the ability to link the central concrete core to perimeter columns, which was facilitated by allowing for connecting outrigger walls between the core and the columns at discrete levels.

Considerably effort was also put into aligning columns up the height of the building, using blade columns to transfer column locations rather than costly transfer beams. This will lead to savings in material costs and time during construction on site.
